What's included

$50 per gas furnace, with no discount for additional furnaces. Safety and performance check plus basic cleaning: burners, flame sensor, ignition, venting, safeties, blower, filter, and thermostat. Gas furnaces only — a heat pump or electric air handler is a diagnostic visit, not this one. A filter is replaced only if you already have one on site. Repairs and parts are quoted separately before any work.

• Heating complaints written down (noise, smell, short-cycling, cold rooms, high bill) (per furnace)
• Furnace nameplate photo (brand, model, serial) (per furnace)
• Clearance around the furnace, and whether a CO alarm is working (we don't install one unless quoted) (per furnace)
• Thermostat calls for heat; fan AUTO/ON is what you want (per furnace)
• Filter size and condition — replaced only if you have one on site, otherwise the size needed is noted (per furnace)
• Flame sensor cleaned; burners and the burner compartment brushed or vacuumed (per furnace)
• Igniter checked; heat exchanger looked over for cracks, rust-through, and soot (per furnace)
• Blower compartment vacuumed and the wheel inspected — pulling the wheel to clean it is a separate quote (per furnace)
• Electrical connections and the blower capacitor, if the motor has one (per furnace)
• Condensate trap and drain flushed on a high-efficiency furnace (per furnace)
• Venting and flue checked (slope, joints, outdoor intake and exhaust) (per furnace)
• Gas leak check at the valve and union; drip leg and shutoff present (per furnace)
• Full ignition sequence, steady blue flame, and safeties with no jumpers (per furnace)
• Temperature rise and flame-sensor microamps recorded (gas pressure only if the flame or temp rise looks off) (per furnace)
• Ambient carbon monoxide checked; full heat cycle to the setpoint and a clean shutdown (per furnace)
• Furnace rated Good, Needs attention, or Unsafe (per furnace)
